However, everyone’s situation is unique and I will be with you every step of the way regardless of your specific challenges.   • While the image above illustrates the timeline of what often happens throughout the home buying/selling process, everyone’s situation is different. Whether you’re buying, selling, or both, I’ll be with you every step of the way to help assist you in achieving your real estate goals.

  • It’s important to know how much home you could potentially afford before we look a properties together. This helps prevent us from viewing homes outside of your budget. It also gives us a strong foundation for negotiations when we approach a seller about an offer. If you don’t have a lender in mind already, I have some recommendations here.

  • I’ll direct you to one of my buyer/seller questionnaires here. From the number of bedrooms and bathrooms to living spaces and more, it is all important when searching for a new home. This is when we’ll prioritize your needs in order to assist us in finding you a new home that fits as many of those needs as possible.

  • Now the REAL exciting part! Pre-Approval letter in hand, we’ll begin to tour some homes that I have diligently hand selected for you based on your search criteria. Best case, you love one! Worse case, I gather feedback on the properties we viewed, discuss options and the possibility of viewing more available homes. If you’ll also be selling your current home, this is when I’ll take the necessary steps to get your home listed for sale and begin marketing your property for you.

  • Once we find the home you love that’s in your budget, we’ll place a competitive offer. During this time, if you’re selling your current home, we’ll also accept offers from buyers and attempt to get you as much as we can for the sale of your home.

  • Once price is agreed upon by both parties, we’ll also negotiate any other contract specifics involved in the sale such as property, dates, who pays for what, when, etc. Once all terms are agreed upon, both parties will sign, and you’ll be under contract for purchase and/or sale of your home(s)!

  • Once you’re under contract, I will assist with scheduling appointments and contracting any vendors needed to asses the homes value, confirm its condition, and/or make any necessary repairs to the property. This can be a strenuous part of the process, but having been through this many times…don’t worry. I’ll be with you every step of the way. You will also want to schedule your move at this time, and hopefully you’ve already started packing!

  • During this time we’ll confirm all necessary paperwork is in order with necessary signatures and funds allocated appropriately with the right individuals.

  • The day is finally here! Time to sign on the dotted lines and claim your new home!!!
